It is important to take note that not all Notaries are the same. In other words, not all Notaries are trained and certified Signing Agents. However, all Signing Agents must be a commissioned Notary, and usually continue to offer general notarizations.

According to the National Notary Association (NNA) “Notary Signing Agents (NSAs) [or Loan Signing Agents] facilitate loan closings for the mortgage finance industry. Before starting the NSA certification process, you must be commissioned as a Notary Public … Because lenders, title companies and signing services are held to certain regulatory standards, they set the bar for the Notaries they hire.”

“What does a Notary Signing Agent do?”

A Notary Signing Agent is a Notary who is specially trained to handle and notarize Mortgage Loan documents including Home Equity Line of Credit (HELOC) loans. For lenders, Signing Agents are the critical final link to complete the loan. A Signing Agent is hired as an independent contractor to ensure that real estate loan documents are executed by the borrower, notarized and returned for processing on time. Completing this critical part of the loan process enables the loan to be funded.

The minimum requirement to become a Signing Agent is:

  1. Be commissioned as a Notary Public in your state (required).
  2. Take a loan signing training course.
  3. Pass an exam and background screening that are SPW compliant.
  4. Purchase a minimum $25,000 E&O insurance policy.

Pricing depends on the following:

  • Number of Pages
  • Type of Signing
  • Location of Signing
  • Time Spent
  • Number of Signers
  • Method of Return: Scan back, Delivery, FedEX/UPS

Print fees: $25.00 (for up to 100 pages)

Document Package & Delivery Fee: $25.00

Additional fee for after hours (signings after 7pm) – $30.00

A current, valid photo identification must be presented by all signers prior to any documents being notarized. Examples include current state issued Driver’s Licenses or identification cards, U.S. Passports or military identification cards.
